RTU Design-Build Replacement Time-lapse

RTU Replacement Design-Build:

Over one weekend, the BAS team installed a new 493 ton Seasons-4 roof top unit (RTU)  to replace an outdated Tempmaster RTU.  The new RTU was designed for exact alignment with the existing unit’s footprint.  The Seasons-4 unit alignment accounted for all of the old unit’s gas, chilled water, electric power, and control feeds, thereby eliminating the need for additional field piping and wiring.

The unit arrived onsite Friday night, May 19th, and was completely installed and commissioned by Sunday the 21st.  The 2-day timeline allowed for no impact to building tenants in the 200,000 sq ft. building. The unit has 493 tons in chilled water cooling capacity, 4,000 MBH in gas heating capacity, and is capable of supplying 113,000 CFM of conditioned air.  The total RTU weight is 65,000 lbs.  The Seasons-4 unit was supplied by our sister company Noble Associates, Inc. Prior to installation BAS surveyed and sized the unit to ensure capacities met building load requirements.  BAS worked with Seasons-4 engineers to ensure the unit would fit on the existing curb.  BAS designed and programmed custom RTU sequences prior to field install to ensure proper operation.
